Many of you may have heard a commercial on the radio recently by a guy named Armando Montelongo. He is selling his instructional real estate materials. He mentions that he appears on the A&E television show Flip This House. Well you should know that he is not all he is cracked up to be. As they say, Buyer Beware! He has been indicted right here in Travis County for Fraud and has had his own share of foreclosure troubles.

My friend and I were victims of Armando Montelongo , last year. It’s sad he is still out there making promises and people are still giving him money. If you have $25K why not invest that money yourself, instead of giving it away to the likes of Armando. They even chased my friend and I after we turned down the bus trip and tried to sign us up for a special mentoring program. The caller said, they heard we were special participants in the class (some bs they used). We turned that downed and I got a call from someone else (I thought was my one time only mentor call that was included in the packet, it wasn’t). This time the caller wanted to get my financial information (i.e. credit card balances, 401K balance, IRA balances, any liquid money I could get my hands on) and my husbands info too. I asked why did he need that info? He said, if I would answer the questions it would all make sense later. I said, no thanks and hung up the phone. I spoke to some students that bought into that $25K bus trip last year and they were NOT pleased. They couldn’t get there phone calls returned and all they had was an 800#. I was gonna follow-up again this year to see if anyone made any progress but didn’t want to reopen their wounds.
I have learned the hard way, when things SOUND to good to be true they really are. I put out $3K last year chasing Real Estate Investor dreams and I’m unemployed. God blessed me to get my money back through other means so lesson learned. I still believe money can be made in Real Estate Investing but not with the help with these Investor Guru’s, who are in it to win it for themselves. You need to build your own team of trustworthy industry people to help you, you can’t do it alone with just CD’s and books.

For starters a simple public records check in San Antonio and the surrounding area shows Armondo has not owned anywhere near the amount of property he claims to have purchased and flipped. If your name or your LLC does not show up as the owner of record then one of two options are in place. A. You’re full of shit or B. Somebody else is the money person, as such you can’t be as rich and successful as you claim if somebody else is stake horsing all the projects. He is an amateur in every way ans sadly he is one of those very unique american anomaly’s , he is famous for being famous, he makes his money on idiots who buy his seminars not on flipping houses. If he was really so good at it, he would have NO TIME and NO DESIRE to be a wanna be Tony Robbins shlepping his real estate seminars. Grow up the guy is a phony!
Oliver, you are lying, Southern California is the F word of real estate right now, as a licensed professional in the lending and real estate industry I would love to see the city or town in southern California where you area going to net 200k on 2 flips. So your telling me you found two houses that after you flip them, after your short term capital gains tax hit, after your lawyer and Realtor fees (if you used one) and after expenses like labor, materials and contracting work etc… you will net 200k ????????????? this guy is a scam,, bought the tax lien & deed investing for 799.00, this punk could not even put a live person on the video, its just a freaking screen saver picture, put me to sleep listening to it,,, by the way i am a REGISTERED AND CERTIFIED HOME INSPECTOR IN SO CAL, went with a friend to the 1500.00 3 day seminar, the mentor asked one contractor if he bought a beat up property and would start rehabing it himself, what if the electrical panel needed 20k in repairs because it was not to code check,,, first i have inspected over 2000k homes here in so cal, still have not found one yet that needed 20k in repairs, just on electrical, he even said what if the plumbing was shot in the foundation, and needed over 20k in fixing,,,, still not run into one yet, but i did crawl in the foundation on a 70 year old house in Los Angeles where some one cut up all the plumbing in the foundation crawl space, i gave the owner my friends # he did it for 2000, plus material, total was under 3k, he put new copper piping,,, next time you see this PUTO t v show just flick him off…. if any body wants to see or listen to the “TAX LIEN AND DEED INVESTING” instead of paying 799.00 I WILL LET YOU SEE IT FOR YOUR SELF,,,, NO CHARGE,,,,,,JUST ANSWER THIS COMMENT AND I WILL LET YOU SEE FOR FREE THM YOU CAN DECIDE OR PAY 799.00
Customer service was extremely rude and unhelpful, I found the information in his biggest kit to be elementary at best. I asked for a return due to being very disappointed and it went unanswered by him {I reached out many times to him directly} and his customer service was way out of line in their business dealing style. Very rude and unprofessional!! I would strongly recommend to avoid his organization and save their money, hire a professional realtor to help you and build a team of those who are licensed and work this field in a professional manner with Insurance.

I’m very uncertain about spending 1500 on a 3 day workshop, if no one has really received all the information that was promised.
All you haters should just shut the F%#! UP !!!!! Seriously, if you would just grow a pair of BALLS you might just make some money & be happy instaed of trying to discredit someone who has the BALLS !!! I attended Armando’s free introductory real estate seminar yesterday. A lot of fluff with very little substance. At times seemed a little corny with the constant sales closings by the speaker. “Say Yes If You Want to Be Wealthy.” I did not register for the $1,500 three day course, and will continue to research. Anybody out there have recent feedback on the three day course? So far, the information I received is that the course is designed to get you to spend more money with mentors and continued education. Is this thing legit or a scam?

i signed up for the 3 day workshop and then the bus tour what a mistake. I terminated my contract for the bus tour program in the allotted time frame required and have yet to be credited per there contract terms. They are not good business people. I think larry said it best. 60 people x 1500 bucks=90k thats 30k a day profit. I think there is some real stuff in what he’s offering. I also know having a multi level marketing background, that there are more people that just want to sign up and let the “magic” work instead of put in the work, money and time to build a business. Outside of seeing his ads on tv, I dont know this guy and dont want to know this guy. Even though I know there is probably some real stuff amongst the b.s. even if this was totally on the straight and narrow its based around short cutting the system. Haven’t we learned enough about short cutting with our housing crisis? Apparently Not! I have read all the complaints from this site just because I like to hear the truth past the smoke and mirrors and my conclusion is that the real ” scam” is that he is way overcharging for the products/services he provides. I believe the gentleman who said you can get the same info for 40 bucks max. This Armando guy only seems to be guilty of over inflating prices and playing on people’s greed oh but wait if we weren’t greedy overall as a nation, guys like this would never make the web. I personally am in sales and will tell you that to make 100k a year in this market takes a 7 day a week 60+ hour comittment and I am in the top 20% in my industry. Bottom Line… Work hard, play harder, stay greedy and get burned by the next guy and we’ll see your complaints on the next site.

I really looked up to Armando but after tonight I think he and his team are a bunch of crooks and assholes. Im out $1,500 bucks which hurts but I feel for those people who scratched their last $1,500 bucks trying to get ahead during thesetough times as promised.

Just recovering from a three-day ordeal (12/10-12/10). About half way through Friday, we realized that the 2 day training [sic!] was for the purpose of selling one bus trip for $12,000 or better yet, a three day intensive training with house visitations with Armando Himself, and other mentoring for a mere $31,000 (all with discounts naturally). When we went to the three hour intro, we were excited because we thought we were promised a way to start making money and making offers, etc., within a few days. When Scott started mentioning the bus tour between 30 and 50 times a day, we got the message: without the bus tour AND the additional mentoring AND the special internet tools that nobody else has AND the guarantee, of course, that we “couldn’t” fail, we would be out in the cold without an additional 30grand+ to ante up for the special treatment. Then, when a couple people had the nerve to ask a few questions about what we thought we had been promised at the come-on sales presentation, they were monitored and eventually one, a Julie or Julia, was escorted from the meeting room and told to leave the hotel! They she was demeaned later with the notion that all she wanted was to go on the bus tour and sell some of her properties. Don’t know if this is true, but the heavy handed treatment seemed terribly excessive. We wish all well, but the bait and switch method seems unethical. If we had been told about the bus tour at the promo meeting, we would not have bothered with the whole thing. Now, we are disturbed at wasting a weekend and spending over $1500. We also got the tax lien program for $800. We may have more comments about that when we try it out. As always, caveat emptor!
the funny thing is they keep calling it flip and get rich seminar yet ont he three day seminar they dont teach you anything about flipping houses..all they do is throw alot of bullshit advice that doesnt work and they tell you the key to getting money if you have bad credit is to borrow from family and friends…the best is that most people in the room used their last dollar or borrowed to be able to get to the seminar in hopes of being able to better their lives only to then be lured into another seminar a bus tour that cost can you believe 49k how the hell are they getting away with this…WHERE IS THE OUTRAGE???WHERE IS DATELINE???WHERE IS THE BETTER BUSINESS????

I am a real estate broker out of California with a rich background in lending and private/hard money, I will be the first to tell you that even getting your license does not prepare you for what happens out there. It will teach the law and reconfirm ethics. There is no alternitive outside of real life experience. All the book reading in the world does not replace “in the field” experience. I would suggest you find someone who is a licesened professional who has a spotless reputation and learn the ropes. Ask questions from those who do it every single day, it just may save you a whole lot of heart ache and lawsuits. Consider the small commission paid as insurance and a way to transfer the risk to the agent serviing you. After a period of time and properties are closed you will learn. At least this way you will know what is going on and be prepared to avoid costly mistakes.

First of all I want to apologize for some grammar errors, as English is my second language. I wanted to share my experience with 3 days workshop class.
I just returned from 3 days workshop, April 21, 22, 23 in San Jose.
I don’t know what other coaches were teaching you in your classes, but our coach was AMAZING! Lynda gave us so much information that my head is still spinning. Maybe instead of being concentrated and stuck on HOW MUCH I paid for this class, I actually was listening to what information was provided to us at this class. For people who will go for Armando’s classes – I would hardly recommend this approach! 🙂 ONLY this way you could actually learn something.
Just from listening to what coaches were saying, I made a plan how to turn my house into 5-6 houses without using my own money (my house is paid for, but it doesn’t cost that much). Just even this lesson is PRICELESS to me! How much would I pay a lawyer to explain all this to me? A lot more than $1500, that’s for sure.
The positive atmosphere and inspirational speeches. This is Priceless in my book. Every evening leaving classes, I felt on a cloud 9, I felt like sky is a limit and I actually felt myself that I can do anything, whether it is business, real estate or personal self esteem (well they all are kind of connected). Just look at the facts. If I were to go to psychologist, the cheapest one would charge $100 – $200/hour. Here, 3 days – 8 hours a day, I got 72 hours of totally positive and inspirational lessons, which with psychological rate would equal to $7,200 – $14,400. Does my investment of $1500 already paid for itself? Heck, yeah!
You know what got me really confused in all these comments? I HAVENT’ SEEN A SINGLE NEGATIVE COMMENT FROM PEOPLE WHO WENT ON BUS TOUR! I see only bunch on whiners who are upset that they didn’t want to find money for a BUS tour, they were all shaken up that they spent $1500 and now they expect that people will go and do all work for them. Excuse me (I am business owner myself and I know what it is to run a business), if you think that Armando can afford to pay salaries to all coaches, lease of space for 3 days, pay their travel expenses, their hotels, overheads for all the personnel who was teaching you on these 3 days workshop classes, provide you a personal coach for 1 year, his bus tour, his personal time and advertising on tv and web, his travel expenses, lined up all people for you, etc and he all can do all this for your sticky $1500!!! Well, you are dreaming! Yeah, he is not in this business to lose money or nor he is a charity organization, everybody who is in business is to make money. If you are looking for charity – go to church and donate on Sunday and then next day get up again at 6 Am and go back to your work that you hate so much (otherwise you wouldn’t come to this class to begging with if you didn’t want to change a job).
So coming back to people on the BUS tour. Where are their negative comments? There isn’t too many or actually I found one, is simply because these people learned something and these people are now too busy working creating or maybe trying create their wealth. These people are WINNER, or at least fighters for their part of win. Those are DOERS!
Bunch of you who sit and cry here should not even come to 3 days workshop to begin with.
For the ones who thinking about going for this program, go there ONLY if you truly want to change your life. Go there ONLY if you are SICK of what you have happening in it right now and go there to LEARN, but not be stuck on your fear of paying for education, the education that would possibly change your life for better.
I highly recommend to go to Armando’s 3 days work shop. I had an amazing experience and I am sure that people who have big dreams will also enjoy it.
His next step is to show you how to apply all and everything into practice, and YES, it cost extra money simply because a PROFESSIONAL like him will not work for free or $1500 in this case. His team is well trained, his coaches are super supportive and have loads of information to give you, BUT if you want to deal with the owner and super successful person, well, then you HAVE to have a mentality of super successful person and not be afraid to pay for it, or if you are not super successful person, then you have all chances to become one!

You might say, “sure, she is a business owner, she can afford a house outright, she can afford it to pay for the bus tourâ€, the trust is: I came to this country few years ago from Russia (I laugh when you call this program a scam – YOU HAVE NO IDEA WHAT REAL SCAM IS 🙂 I seen it all), I do not have credit history, I do not have successful business, all I have is a small house that worth 80 – 90K and business that I am trying to develop, that’s all. BUT I am going to do everything possible and impossible to find money to go on a BUS tour. I believe in this opportunity (and it is a true opportunity) and when I believe – I know that people who love and care about me, they will too. I am going to ask my friends and clients and I know that I will find what it takes to get into this program.

Well, after my bus tour I will be glad to share my experience either way.
I do hope that there will be people out there, maybe even the ones from my group in San Jose, who actually would share their positive experience as well. I Know that many people left the last day and ALL of them were very excited about their new start of their new life.

Ripped off by the Armando Montelongo sales team! DO NOT give them any financial information – ever!!!! They team up to get you signed up – promising one on one mentoring & then you end up calling the 1-800 “help” line that usually no one answers & signed up for phone classes that are a waste of time with people that can’t spell real estate. We feel really stupid since we have rentals & have rehabbed apartment units. They did a really good job of selling the “elite” program & making us promise to devote a few hours a week to the mentoring. We ended up not being able to get ahold of them after looking at properties & them promising us they had available financing. No – they told us to go online & search for hard money financing. Who needs a class for that? They say they have all sorts of resources, but when it came down to actually doing anything they promised – they back pedal!
DO NOT buy anything from Armondo Montelongo or any of his affiliates. They took us for a substantial amount of money. They work really hard to separate their business & to upsell everything. It is all redundant, useless info that you would be better off joining a local real estate group with actual mentors and people that understand your local markets.
What I have learned in the past few years is that the people making the most money in this world are selling the dream. People want financial freedom so bad, and there are plenty of people out there willing to sell you something that promises this. I am starting to think that to be financialy free you must sell a product that promises how to become financialy free. I recently heard that the top selling category for books are “how to make money books”. Its truly sad. People are willing to learn, do the work, fork over money and do not experience results. I have not been to any of Armando’s classes but I have been burned in the past by other scams and after seeing enough bad reviews on this site I will not be participating in his program.
It’s sooo sad how this man is getting away with all this B/S, I’m starting to think someone is going to kill Him, He may take someones Life Savings and they cant handle it then guess what, Pressure is a b..tch, I never believed in Suicede I still dont but one day I really hit rock bottom and that day the perssure was on me so much that I wanted to kill myslef to stop the Mental Pain, Ever since then I understood why people just cant take it, He better be reeeeeeaaaaaaal careful, You never no!!!!!!!

Hello, Marsha. I actually haven’t yet. I got stuck with my business and had to leave for overseas. I am planning on doing it though (go on a tour) regardless of comments posted here. I would try to get a bit better deal from them though, pretty sure these guys could give a bit of a price break. I was planning on calling couple of people I met in workshop class, I know for sure they went on that tour, I wanted to find out how it went for them. Once I talk to them, i will let you know.

@Oxana I went on the bus tour and I can give you a name of someone that works there that can help you out. He gave me a great deal with the bus tour + 1on1 coaching (which I love by the way). I am new to the real estate thing and I have just gotten into my first property last month without any money down….now I hope I can just move it!
@Oxana, Daniel, Hello. I went to the 3-day seminar the beginning of this month. I too, found it extremely hopeful and informative. Yes, it does require work but anything worth having does, right? Oxana you can sympathize, i’m sure starting a business in a different country very easy at all, but you stuck with it and made it happen. Thank you for reinforcing the “American Dream”. I don’t believe its a scam, I just think people expected it to be free, or super cheap, but I’ve come to realize you get what you pay for when you go cheap. Is it expensive, yes, but a great education is. I’m going to trust in God and know, I didn’t just happen to attend that 3-day seminar for nothing, and as long as I hold on to my faith, “ALL THINGS ARE POSSIBLE.”

Marco does not have the course anymore. Thank you Marco for sending me an email. I wanted to get feedback to see if the course is the real thing before I purchased it. If anyone received the course from Marco and is willing to allow me to view it that would be great too. I went to Armando’s event and still is not sure if his courses are the real thing.

i signed up for the 3 day seminar.paid with my atm card as credit.need to know if i can back out and get my $ 1500 back.i was told that if you did not close a deal in 6 moths,then your money would be refunded.is this true? need advise
what im hearing is the same thing robert allen was doing. give me $1,500 for attending our seminar and ill make you rich.
one time this realestate guru called me back you know “how are you…..” pondering on the phone……i told him i was doing good……….the point here is simple………when they call you ……..just put the receiver on the floor……..and let them chat-away……..that way you re not rude and they can get nice practice.
Armondo is a business man! i know his family is extremely proud of him! + im wondering if he talks to his brother rick out in san antonio> you know the part of the family that actual runs a legitimate operation. im thinking he taints the name montelongo IF any of this is true.
and by all that bus-hoopla which has 0 to do with anything it just leads me to wondering what is he doing?

I wish I would have done some research before going to this free “seminar.” I don’t buy into things very easily, but they did have a trained actress and a mormon missionary doing all the talking. Once they started putting garantees on everything I thought “ok, i’ll give it a try,” and held out my credit card.
All the AMS(Armondo M. Seminars) attendants seemed nervous. One took my card quickly to go run it while i started asking more questions about the garantee. I noticed that all the blanks where signatures should go on the garantees were empty. I said “hey man, dont these need to be signed?” The attendant nervously scribbled AMS on the line where is said signature. I said “aren’t you going to write your name?” He then wrote GRE in worse print than my 7yr old daughter. Right then I knew it was too late, I’d been scamed. I tried to cancel the transaction with them, but I had already signed the check and they told me i had to go through the cancelation process which involves mailing in a form within 3 days of the transaction.
Needless to say I just got home from this giant scam. I’ve filled out the cancelation form and called my attourney. I feel stupid if anything. I’m a hard worker and I pay attention when I’m being told how to make money…but this wasn’t such a situation. Just pure blah blah blah buy our classes. p.s. if you start asking questions during the seminar they will throw you out (figuratively speaking).

I am so very glad all the blogs are on here to read. I went to the one day “free” seminar and signed up for the 3 day seminar. If there were not these posts no one would know that when you go to the 3 day, you are presented with the bus tour, mentoring etc. It appears that you get all the perks at the 3 day seminar for 1500. Again thank you for posting this, as I cancelled within the 3 days so I didn’t have to waste my 1500 & the 800 for the tax information.
